Atira Property Management Inc.’s COVID-19 Response

We know you are concerned about COVID-19 and we extend our support and solidarity to all of you as we work as a community to “flatten the curve” and inhibit the spread of this virus. We are especially concerned about those of you who we know are at greater risk and while most of us here at Atira Property Management Inc. are young and healthy, we know our actions and behaviours could have deadly consequences for some of our neighbours and friends. To all Owners, Residents, and Tenants at Atira-Managed Properties

RE: COVID-19

Dear Owner(s), Resident(s) and Tenant(s),

We know you are concerned about COVID-19 and we extend our support and solidarity to all of you as we work as a community to “flatten the curve” and inhibit the spread of this virus. We are especially concerned about those of you who we know are at greater risk and while most of us here at Atira Property Management Inc. are young and healthy, we know our actions and behaviours could have deadly consequences for some of our neighbours and friends. We take our obligations to each other seriously. We are mightier together.

In the meantime, please know that Atira Property Management Inc. remains open for business and fully operational. In the past few weeks, we have taken steps to ensure continuity of service, and have contingency plans in place in the event that the situation worsens. This includes policies and procedures around limiting interaction wherever possible.

As you know, public health officials have advised against gatherings of more than 50 people however, the best information at hand suggests complete social distancing.

As much of the work that your Property Manager performs on a daily basis is within your properties, whether it be regular inspections, meeting with Owners, attending Council or General Meetings, or other related tasks, we are working to ensure we practice as much social distancing as possible. As such, we are compelled to encourage preventative action to limit the possible spread of COVID-19.

Effective immediately, we are encouraging deferment of scheduled Council and General Meetings, or to conduct them virtually. Atira is able to provide secure, easy to access virtual meetings via the web, and telephone. Atira Property Managers will not be permitted to attend in-person meetings.

What does the COVID-19 pandemic mean to your property?

Actually, very little will change in the day to day operations.

Your Property Manager will still attend your property for inspection on a regular basis, although they will not be interacting with Owners or Council Members during these inspections. Reports will be provided to your Strata Council within two business days of each inspection.

Vendor scheduling and scheduled work will still proceed, where possible.

We will request that Vendors collect keys from our offices prior to attendance, and our Property Managers will still review the work performed. We have already begun conferring with all vendors to ensure they have proper COVID-19 procedures and precautions implemented to ensure your safety.

Please note, many vendors have cancelled any non-essential visits and service. Your Property Manager will advise you of any situations where this will affect you.

We respectfully ask that you refrain from visiting our offices for the time being except where necessary, and instead to forward your inquiries via e-mail or telephone.

Most requests, such as Account Balances, Service Requests, and Bylaw complaints can be submitted via our Resident Portal, available at https://atira.ca

Cheques can be sent via mail to our 405 Powell Street office. We are also temporarily removing late fees and interest (except where required by a Strata’s bylaws) for a period of 30 days.

We urge all Owners and Tenants to sign up for Electronic Fund Transfer. Information on how to sign up can be obtained from [email protected] or your Property Manager.

Please understand that we are currently dealing with an incredibly high volume of correspondence, both via e-mail and telephone.

You may experience a slight delay in response to your inquiries. Rest assured that your correspondence has been received by Atira, and will be responded to based on urgency, and the order in which it was received.
